The project consists of two three-story office buildings and includes approximately 113,000 gross square feet of building program and 122,000 square feet of subterranean garage and will serve as open office space for lease.

The overall building mass and individual facade design, acknowledge the site configuration, solar orientation and both the existing and anticipated adjacent structures and use a warm color palette. On the ground level, buildings are accessible on all four sides and augmented with landscape areas. Space between the buildings creates opportunities for public open space. Ground level contains commercial lease space that is enclosed with a floor-to-ceiling glazed wall systems that allows for visual transparency between the interior and exterior at the pedestrian level.

The floor plates are glazed by storefront window facade system along all four sides at each floor. Floor plates cantilever outside the interior, providing horizontal circulation around the entire perimeter of each building. These decks also act as a shading device, filtering views from the street and moderating direct sunlight.

The facility is being designed to achieve LEED certification by the U.S. Green Building Council.
